Located on a green hillside in the prestigious neighbourhood of La Bonanova, this remarkable, heritage-protected unique 19th-century property enjoys a privileged position overlooking Palma and the Bay. The area, known for its elevated setting and sweeping views, combines tranquillity with close proximity to the vibrant city centre, marina, restaurants, and beaches. La Bonanova has long been connected to Palma, once by tram and now by an efficient bus route, yet it has preserved its peaceful character. Surrounded by woodland and marked by the quiet presence of its hermitage, it remains a calm retreat above the city. The project, with historical significance is guided by a philosophy of careful conservation. Rather than reconstructing the building, the aim is to reveal and preserve its authentic character, maintaining original walls, textures, and architectural elements. yoouInspired by a careful and respectful approach to restoration, the design embraces the beauty of the “as found” condition, preserving the character and history of the existing structure while introducing a subtle contemporary layer suited to modern living. The intervention is deliberately discreet, allowing the house to feel as though it has evolved naturally over time. Particular attention is given to the relationship between the house and its surroundings, enhancing views of the city and sea, and positioning the main living areas in the most privileged spaces. Terraces are refined and complemented by new outdoor lounge areas, creating inviting environments to enjoy the Mediterranean climate. Inside, a calm and elegant atmosphere is achieved through natural, timeless materials and a carefully curated palette. Contemporary design elements and selected artworks add character while respecting the building’s historical essence. The garden is treated as an integral part of the project. Its existing wild and atmospheric character is preserved and enhanced through subtle landscape interventions, maintaining its layered vegetation and unique identity. The result is a harmonious home where history, nature, and contemporary living come together, offering an exceptional and unique oasis above Palma.
